ABOUT THE ROLE

You are the first voice a homeowner hears from our team. Your job is to have short, useful conversations with property owners across Singapore, find out whether now is the right time for them to move, and book them into a consultation with one of our CEA-registered property consultants. You are paid for every qualified consultation that actually happens, so the role rewards people who book well, confirm relentlessly and keep their calendar clean.

This is a phone-and-CRM role with a fixed script, clear targets and a direct line to a top-producing team leader. You will not be selling property yourself; you will be opening the door for the people who do.

ABOUT THE TEAM

You will join the team of Nickson Guay, Senior Associate Division Director at PropNex Realty, Singapore's largest real estate agency. The team specialises in helping homeowners upgrade from HDB flats and older condominiums to their next home, and in private property resales, and is scaling to win a new listing every week. It is a tech-enabled team: in-house consumer tools generate a steady flow of inbound enquiries, so you will work a mix of warm inbound leads and curated outbound lists, not pure cold calling.

WHAT YOU WILL DO

Make 120+ outbound calls a day to curated lists of private and HDB property owners across Singapore

Call every inbound enquiry within 5 minutes during your shift

Qualify each prospect against our criteria (ownership, timeline, intent) using the team script

Book qualified homeowners into fixed consultation slots on the consultant's calendar

Confirm every booked consultation 24 hours before and again on the day, so it is actually held

Log every call, outcome and next step in the CRM on the same day

Scrub every calling list against the Do Not Call Registry before dialling and keep consent records for inbound leads

Send follow-up messages via WhatsApp Business and keep warm prospects moving toward a booking

Prepare a short handoff note for the consultant before each consultation

Report your numbers weekly: dials, connects, conversations, consultations set and held

Our CEA-registered consultants handle all property advice, pricing and valuation opinions, negotiation and viewings. You will not be asked to do any of those, and you will be trained on exactly where the line sits.

FEES AND TERMS

S$3,000 monthly retainer, invoiced monthly and paid within 7 days of invoice

S$50 for every qualified consultation held, uncapped, verified at month-end and paid together with the retainer

At 15 qualified consultations held in a month that is S$3,750; at 20 it is S$4,000

14 paid days off a year, plus Singapore public holidays

This is a contract for service. No CPF contributions, medical benefits or insurance are provided, and you are responsible for your own income tax and MediSave contributions as a self-employed person

WORKING HOURS

Monday to Thursday 12:30pm–9:30pm and Saturday 9:30am–6:30pm, with Fridays and Sundays off.

That is 40 working hours a week across five 9-hour shifts, each including one hour of breaks (a 45-minute meal break and a 15-minute break).

The schedule is built around when homeowners pick up the phone, which is weekday evenings and Saturdays.

WHAT WE ARE LOOKING FOR

At least 1 year of phone-based sales, telemarketing, appointment-setting or inside sales experience (insurance, banking, telco, property, events or similar)

Fluent spoken English and Mandarin, because the homeowners you will speak with use both and calls happen in either language

Comfortable making 120+ calls a day and hearing "no" most of the time without losing energy

A clear, warm phone voice; you can hold a natural conversation with a homeowner about their home without sounding like a script

Organised and precise: you log every call, every time

Working knowledge of a CRM, WhatsApp Business and Google Sheets

Available for the Monday–Thursday evening and Saturday schedule above

Legally eligible to work in Singapore

NICE TO HAVE

Exposure to the Singapore property market (agency, developer sales, mortgage or conveyancing)

Experience running Do Not Call-compliant outbound campaigns

Experience with a power dialler or call-tracking software

WHAT SUCCESS LOOKS LIKE

Daily: 120+ dials or 2.5 hours of talk time; inbound leads called within 5 minutes; every booking confirmed twice

Monthly, from month 4: 20 or more qualified consultations held, with a held rate of 75% or better

Months 1–3: ramp targets agreed with you in your first week, with weekly coaching to hit them
